## Do bigger homes cost more?

A little. A standard home is up to 4 bedrooms, single level and under 250 m² under roof. A large home is 5 or more bedrooms, two or more levels, or over 250 m² under roof, because there are more rooms to shoot and edit. Drone and inside photos go from $499 to $599, the floor plan from $99 to $149, and the full listing launch from $699 to $799. Drone photos only stay at $199 for any size.

## Rental photos and just sold reels

Property managers re-letting a rental can book **rental photos for $149**: inside and outside photos, edited and ready for the listing, with no drone and no floor plan. After a property sells, a **just sold reel is $99**: a short vertical reel made from the listing photos and footage with a SOLD title, ready for the agent's socials.

## What the $199 drone package includes

Drone photos only, from a CASA accredited, registered and insured operator flying a DJI Air 3S. You get the house from above, the block, and what is nearby. On a bigger block the boundary can be marked on a top-down photo, like the 1,200 m² block in the Gracemere shoot. Every address gets an airspace check first. Rockhampton, Mackay, Gladstone and Emerald airports are controlled aerodromes, so some suburbs near them need extra checks, and a few can't be flown at all.

Drone-only from about $150 is common locally, so $199 is not the cheapest price in CQ. What it covers is the airspace check, the editing and files ready for realestate.com.au.

## What the $499 photo package includes (standard home)

- Every room shot wide and level
- Straightened so walls are vertical, and colour corrected so whites are clean
- Blank TV screens and small temporary items, like fridge magnets, tidied
- Permanent features never removed or changed, because the photos have to show the property as it is under Australian Consumer Law
- The drone photos from the $199 package
- Web-ready files for the portals and full-size files for print

## Is a floor plan worth $99?

A floor plan shows buyers the layout and room sizes before they book an inspection. It is scanned on site during the same visit as the photos, so there is no second trip, and it shows room sizes and the total area. Measurements are approximate. You can see the plan from the Gracemere shoot on the real estate photography page.

## Photographer vs full listing launch: what's the difference?

Most agents book a photographer for photos, sometimes drone and a floor plan, and then handle the rest themselves: the brochure, the social posts, and boosting the listing from the agency page. The full listing launch ($699, or $799 for a large home) puts all of that in one job:

- Inside photos, drone photos and a floor plan from one visit
- A 51-second listing film cut from the photos and drone footage, plus a vertical reel for Facebook and Instagram
- A printable A4 brochure
- Social posts for the listing
- A 7-day Facebook and Instagram ad for the listing, managed for you, with ad spend paid to Meta separately (usually $70 to $150)

The film is a photo and drone film, not a live interior video walkthrough. You approve everything before it is published.

## What changes the price

- **Drone or no drone.** Drone alone is $199. Add inside photos and it is $499 for both.
- **The size of the home.** Large homes are $599 for photos, $149 for a floor plan and $799 for the full launch.
- **A floor plan.** $99 on top of either photo package, $149 for a large home.
- **Video and an ad.** The film, reel, brochure, posts and the managed ad are what take a listing from $499 to $699.
- **How many listings.** Four full launches in a calendar month are $2,400 instead of $2,796 for standard homes, and $100 more for each large home.
- **Distance.** Rockhampton, Gracemere, Yeppoon, Emu Park and Gladstone get full on-site shoots. Mackay (about 4 hours), Emerald (about 3 hours) and Bundaberg (about 4 hours) are quoted on request, because the travel changes the cost.
- **Ad spend.** Always separate and paid straight to Meta, so you can see exactly what was spent.

## When is the first listing free?

Every agency gets its first listing free. In Rockhampton, Gracemere, Yeppoon, Emu Park and Gladstone that is a full on-site shoot. In Mackay, Emerald and Bundaberg it is a listing film made from your existing listing photos, so you can see the format before anyone books a trip.

## Selling without an agent?

Owners selling privately can book the photo package (from $499) or the full listing launch (from $699). On the launch, the ad runs from MEM's Facebook page or from yours.
